Scarinci Hollenbeck Heads Development Team of $50 Million Warehouse Facility in Area of Port Newark

Project Developer Morris Companies Banking on Proximity to Port Newark's $650 Million Expansion

LYNDHURST, N.J., Aug. 30, 2012 /PRNewswire/ — On August 21, 2012, The New York Times ran a featured story on a major development project by Scarinci Hollenbeck's client the Morris Companies. Entitled "A $650 Million Expansion of Port Newark Spurs Interest in Its Environs," the article's author Ronda Kaysen discusses the expansion of Port Newark and sheds light on the "potential for growth in the state's industrial sector and specifically in its ports." The article goes on to explain how the expansion of the Panama Canal will eventually lead to more cargo delivered which will result in more facilities needed and more jobs created as a result.

Morris Companies, based in Rutherford, N.J., is developing a 337,000-square-foot facility at a cost of $50 million. Scarinci Hollenbeck's Industrial Site Remediation practice group attorneys have headed the project's development team. Partner Ted Schwartz and Senior Counsels William C. Sullivan and William A. Baker are managing all the regulatory affairs of the project. The team secured regulatory permits and approvals in numerous areas and intertwined them with the financing requirements of the New Jersey Environmental Infrastructure Trust.

The complex remediation strategies for this project required regulatory approvals for dealing with sophisticated soil and groundwater contamination issues at this former heavy industrial urban property.  The site dates back to the late 18th century and is located adjacent to a major waterway, thus requiring integrating remediation with the project's development components. This included engineering and institutional controls, waterfront development and State land use issues, demolition of structures and attendant concerns, and local land use approvals. The Scarinci Hollenbeck team will continue its involvement with the project's remediation strategies and development until these activities are completed.
